Who are we? Paul Purcell and I have a combined 50 years experience in residential real estate (resumes attached). We left jobs running the largest real estate firm in New York City to create a company that acts solely as an advocate for the consumer in the real estate process because we didn't believe the profession was as professional as it should be.
What do we do? We take the guesswork and chaos out of the buying and selling process. We've created a highly customized, personal service that addresses the total real estate experience by guiding the consumer in what to do, where to do it, and then with whom to work. And, our services are free to the consumer.
How do we do it? We created a "best of the best" network of professionals to serve our clients. We require strict adherence to the ethical practice guidelines created by The National Association of Realtors. Performance is constantly measured, both personally and through customer feedback.
We are not affiliated with any one real estate firm, agent or service provider, nor do we have a vested interest in any one broker over another, nor any one property over another. Because of this we are able to stay impartial and unbiased. And, we are able to make the buying and selling process more efficient and more effective.

How can we work together?
Given that real estate has become a major component in an individual's investment strategy, we believe that we can supply a valuable benefit to you and your clients.
As background, it is important to understand why we created braddock + purcell Real Estate Consulting Services. The process of helping buyers and sellers "springboards" from these basic tenets:
- The home purchase or sale is one of the largest financial transactions we will ever make.
- The decision to buy or sell a home has profound quality-of-life consequences.
- We don't realize that the current approach to real estate doesn't work, until it's too late.
- We don't know how to find a trustworthy and professional real estate broker. First, we must find a "good" broker, and then we must find the "right" broker.
- We choose brokers for the wrong reasons: "She came 'attached' to the advertisement we liked." "He's new to the business and could sure use help." "She's nice." "My boss used him."
- We need unbiased advice about our moves: schools, movers, attorneys, mortgage brokers, etc.
- We need even more help after the closing, and there's no one there who can give it to us.
- We deserve more respect and professionalism.
For Buyers: braddock + purcell speaks to them and listens to them before they begin their search with a real estate broker. We help them articulate their wants and needs early in the real estate process, when it counts most. We conduct, as appropriate, tele-conferencing and face-to-face consultations to advise on real estate steps and solutions. We educate and manage their expectations throughout the process. We analyze their desires and handpick the best service provider for them from our "best of the best" network: real estate brokers, mortgage brokers, attorneys, movers, insurance, agents, appraisers, financial planners, etc. "One size does not fit all." To accomplish all of this, we never leave the buyer's side throughout the entire process.
For Sellers: braddock + purcell has created a unique approach for sellers. Given that the seller is paying the commission, we believe that they are entitled to interview several (usually 3) broker applicants. In both the buying and selling scenarios, brokers are selected based on firm reputation, market knowledge and expertise, as well as the previously discussed qualities of professionalism and customer service.
braddock + purcell has created a presentation template which the brokers are required to follow. In this presentation, brokers must be prepared to discuss and support specific market conditions, how the subject property "fits" into the marketplace, brokerage firm history and overview, personal history and overview, the unique differences separating them and their firm from their competition, marketing strategy and pricing.
We assist the seller in making the best choice from among two or three very qualified candidates. We then continue our involvement in managing the selling process as the unbiased advocate.
For Renters: braddock + purcell has created a CD Rom called NY in a Box. NY in a Box is a 90 page "electronic book" and is the definitive guide to renting in New York City. It explains the rental process, defines neighborhoods, and provides the only one-of-its-kind fully vetted list of which rental brokers to use for what. This is a perfect tool for the new New Yorker interesting in renting.
To reiterate, our services work because we have no vested interest in any one broker, firm or service provider over another. We have no vested interest in any particular property or area over another. And, we have no vested interest in restricting the consumer's choice of property or areas. Importantly, if an incorrect "match" is ever made, we immediately rectify the situation.
Because of an unbiased and impartial approach to broker selection and process management, the buying and selling cycles are shortened; buyers end up with more of what they want in a home, neighborhood and services; sellers typically end up with a higher selling price; and, the mutual torture of the broker-customer relationship is mitigated.

Kathy Mayer Braddock - Prior to forming braddock + purcell, Kathy Braddock was the Executive Managing Director, General Sales Manager for Douglas Elliman (DE), New York City's and Suburban New York's largest residential real estate firm. There she was responsible for oversight and supervision of the entire residential brokerage division of 14 managers and more than 900 real estate agents throughout New York City, as well as suburban offices in Connecticut, New Jersey and Long Island. Her responsibilities at DE also included oversight of the relocation and corporate services area.
Prior to joining DE in 2000, Ms. Braddock was a principal in the Intrepid New Yorker, which she founded in 1982. Ms. Braddock turned the Intrepid New Yorker into New York City's premier destination services company, handling relocation and resettling-in services for individuals and for Fortune 100 and 500 corporations who were moving their executives and employees into the New York Tri-State area. That area, which extended to a 75-mile commuting radius to Manhattan, included over 500 viable residential communities. Her success required first matching the relocating individual (and/or family) with the community that would meet their specific needs and desires, and then narrowing their housing options, taking into account price and style. In this capacity, she oversaw a team that worked very closely with a hand-picked group of real estate agents from various firms throughout the area. Her knowledge, background and expertise on the New York Tri-State area culminated in her co- authoring two books about living in New York and navigating daily life in this area. The most recent, published in 2000, was entitled How to Live the Good Life in New York.
Ms. Braddock is a New York City native, educated at Hunter and Brearley. She received a BA from Vassar College. She is a member of the Real Estate Board of New York and New York Women's' Agenda, and the Manhattan Chamber of Commerce. She is also a member of the board of Hands On Food Incorporated, a non-profit organization providing food solutions to the needy. She has been active in New York City real estate for over 20 years.
Paul F. Purcell -- Prior to forming braddock + purcell, Paul Purcell was the President of Douglas Elliman (DE), New York City's and Tri-State New York's largest residential real estate brokerage specializing in the sale of coops, condos and single family homes, and a division of Insignia Financial Group, a publicly held international real estate and financial services company. At DE Mr. Purcell was responsible for over 1,100 independent contractors and employees in 14 offices throughout Metropolitan New York. DE is the market leader in residential re-sales, rentals, new development sales, coop and condo conversions, international sales and corporate relocation. In 2002 DE achieved sales of $3 Billion, represented by approximately 4,500 sales transactions and over 3,000 rental transactions. Under Mr. Purcell's direction DE achieved the most successful revenue and earnings year in its 92 year history. Prior to becoming President, Mr. Purcell served as DE's Managing Director, Chief Operating Officer. He joined DE in 1996 as Executive Vice President, Director of Relocation Services and Corporate Development, creating that division at DE. Before joining DE, Mr. Purcell was the Director of Relocation and Corporate Development for The Corcoran Group, a leading New York City brokerage. Mr. Purcell began his real estate career in 1984 as a residential sales agent in New York City.
Prior to his entry into real estate, Mr. Purcell worked in marketing and advertising as an account executive and supervisor on businesses such as Procter & Gamble, Showtime, Lifetime Television, People Express Airlines and MCA/Universal Entertainment. Mr. Purcell worked on the launches of P&G's Pert Shampoo and Conditioner, Cable Health Network (now Lifetime), People Express Airlines and the Home Video Division of MCA/Universal Entertainment.
Mr. Purcell received a BA from the University of California at Santa Barbara and attended The Anderson School, UCLA's Graduate School of Business.
Mr. Purcell has been a "New Yorker" for 25 years and is an expert on New York residential real estate. He has an unparalleled understanding of the coop and condo process, as well as an encyclopedic knowledge of buildings throughout Manhattan. He is a member of the Real Estate Board of New York and The National Realty Alliance. He has also been active throughout the years in RELO, the nation's premier real estate relocation network. Mr. Purcell is also a member of the Manhattan Chamber of Commerce.
